Solitaire Property Updates – more disgruntled clients!

The website All Agents (http://www.allagents.co.uk/solitaire-property-management-ltd/) allows you to post your comments and rate Solitaire.
If I was Solitaire Property Management, I’d be a bit concerned that so much bad publicity on the Internet is surely detremental to their business, especially during this “Credit Crunch” where they need to keep customers happy!
I’ve just checked out Solitaire Property Management website and they’ve made a change to highlight the other companies that are involved in the “Solitaire Group”. Below is the text on their new homepage:-
Solitaire Group Ltd is the holding company for a number of companies whose main activity is property management and professional services.

- Solitaire Property Management Company Limited (Solitaire)
- Pembertons Residential Limited (Pembertons)
Both Solitaire and Pembertons specialise in residential property management. Together they manage over 33,000 units throughout the United Kingdom.
Pembertons specialise in managing blocks of flats within Central London whilst Solitaire operates nationally. They both aim to provide a professional standard of property management and to ensure that the estates they are responsible for are managed in at a reasonable cost.
Our services are used extensively by national and regional housebuilders as well as by numerous resident management companies. In the case of resident management companies we also offer a comprehensive company secretarial service.
Both Solitaire and Pembertons are members the Association of Residential Managing Agents (ARMA) and their management activities and related accounting procedures comply with the requirements of those professional bodies. Independent auditors certify annually that they have audited our client account and that we have fully complied with all client account regulations. In addition, both companies carry substantial professional indemnity insurance cover.
Holding and Management (Solitaire) Limited (H&M) is the owner of the freehold reversionary interest in many of the blocks of flats and rentcharge schemes managed by Solitaire.
Property Investment Portfolio Services Limited (PIPS) offers those interested in investing in residential property a “one stop shop” service by offering to source suitable properties for renting, providing through a leading mortgage lender a competitive mortgage to assist with the financing of the purchase, locating a suitable tenant for properties purchased and thereafter dealing with the management of the property.
I have to ask the question, has this been changed since we started highlighting all the companies that were interlinked with Solitaire?

I recently posted some pictures of the close where I live (under older entries). Two of them illustrated weeds growing out of guttering and lead flashing which had come away from the wall. I have today taken another photo and added it to the others. This latest photo illustrates that weeds are still growing in the guttering and that the flashing has not been fixed.
This has been like this for at least 3 months.
I can only conclude that Solitaire Property Management have not visited the site for 3 months, or, if they have visited then they are ignoring glaringly obvious problems like these.
On their website under ‘Welcome to your new home’ they say ‘…AIM TO PROVIDE AN EFFICIENT SERVICE’ and ‘AIM TO PROVIDE A PROFESSIONAL STANDARD OF PROPERTY MANAGEMENT’ and, laughably ‘WE WILL DO OUR BEST’.
I wonder how many more pictures I will have to take to shame these characters into carrying out their responsibilities.
I personally think that Solitaire are doing a fantastic job of looking after the property that I currently live in. Any problems I have had were dealt with swiftly and efficiently. Of course there are going to be customers that are not happy with the service provided but everyone living in my residence is very happy with Solitaire. It is not always Solitaire that is causing the problems it may be the business that they are contracted with for ‘Landscape Maintenance’ e.t.c. that are not fulfilling their side of the agreement.
Barry – I have to say I am very surprised by your comments, but glad you feel you are getting the service you have paid for.
Could I ask: do Solitaire respond to your emails and telephone calls promptly and courteously? Do they issue their bills on time, on the dates set out in your leashold? Have they granted access to detailed, auditted accounts, as require under law, so that you and your neighbours can be satisfied you are getting what you paid for? And where problems are shown to be the fault of third party contractors, have Solitaire acted to ensure the contractor complied with the contract, or even go as so far as to replace the contractor?
If so, you and your neighbours are indeed very lucky. As you may have alreasy read here, there are many, many examples of Solitaire failing to deliver.
I have posted a comment on the allagents.co.uk website about the need for any residents/tenants from Sovereign View , Rotherhithe Street to organise a meeting so that the register of complaints can be taken up formally with Solitaire. We definitely require a majority consensus in order to take any action. If anyone living on this estate is interested in taking action could they please get in touch.
I would like to respond to Barry Dickinsons comments.
Barry says that it is not ALWAYS Solitaire who are causing the problems (which indicates he thinks Solitaire SOMETIMES cause the problems). According to Barry, it may be the business they are contracted with who are not fulfilling their side of the agreement. Forgive me for stating the obvious but surely it is the responsibility of Solitaire to appoint reputable contractors in the first place and ensure the contractors fulfill their side of the agreement thereafter. Why do you think we pay management fees Barry ?
Nevertheless, I am glad that Barry has had the opportunity to voice his positive opinion on Solitaire. The vast majority of people commenting on Solitaire on this website and others have expressed a negative view and some may think there is some sort of conspiracy against poor old Solitaire. Barry’s contribution proves that all views are welcome and thereby he lends even more credibilty to this website and the cause.

ARMA (Association of Residential Managing Agents) are the governing body for Solitaire (they being members of this Association). They have a complaint’s procedure if you are not happy with the service Solitaire is giving and they can be contacted on 020 7978 2607. Before ARMA become involved you have to show that you have endeavoured to resolve the issue(s) direct by using the Member’s (ie Solitaire’s) own complaints procedure first. We do gardening services for Solitaire, we bust a gut keeping the grounds looking nice, when we do get paid this can take anything up to 9 months they pay peanuts! can’t afford to give up the work but can i afford to keep it!
I sypathise with all of you residents as we often get the brunt of your frustrations with solitaire as we are normally the only people assosiated with solitaire that you will see on one of their sites.
The company i work for are looking at doing grounds and maintenance services direct to the end users so if anyone is interested get back to me through this site and i’ll have a word with the powers that be.
