Our Call For Regulation
Any avid visitors to TheTruthAboutSolitaire will be aware of the CARLEX website, who are currently promoting the Exploitation of Retirement Leasehold.
With their campaign in mind, we thought it would be of interest to promote their message of why we are also calling for a Regulation of the Property Management / Service Industry.

CARLEX would like to see the Leasehold Retirement Property sector regulated.
In particular they would like to see it made illegal for one company to “own” the Freehold, Management Agents, Insurance Company, Emergency Call service, etc. and use this power to overcharge leaseholders for services. Equally important is to stop the current practice of insisting that a flat is provided for a House Manager who is no longer required to be present outside office hours, and then using this to demand a grossly inflated rental for the flat as part of the Service Charge. We have been in dispute with Fairhold Homes(No2) on this last point since 2006.”
TheTruthAboutSolitaire, feels that the above message, although focused on Retirement Properties, also applies to all Leasehold Residents that have a property who’s Freehold, Management Company, Insurance Broker and Emergency Call Out service – is owned by the same company e.g. The Consensus Business Group.
It should be illegal for this type of ’monoply’ to be allowed, because at present it enables the ‘guise’ (Solitaire, Peverel, Fairhold, County Estate Management, Consort Property Management, Estates & Management) of the holding company (The Consensus Business Group) to overcharge and rip residents off.
Whatever opinion the contributor from ‘the guise’ have to say, the above quite clearly spells it out that, at present there is a monoply that cannot be denied.
Therefore, how can ‘the guise’, actually work with the residents funds / interest in mind, when spending the developments service charge funds on management of the properties, when they will always look to feather their own pockets.
Are Our views of Solitaire Fair?
Many visitors to TheTruthAboutSolitaire, may possibly feel that the site is focused on the negatives of Solitaire / Peverel.
That may appear to be the case, but when was the last time anyone went online to setup a website to sing the praises of a company? Hardly never!
People will always only ever research a company if they have had a bad experience or if they may possibly be dealing with that company in future.
We would like to remind those that may doubt, whether TheTruthAboutSolitaire is constructive, that it is only down to websites such as ourselves, that brought the ‘inter-company relationships’ into the public domain and have managed to actually promote residents issues and endeavour to get them sorted – when the resident themselves had hit a deadend with the property management company in question.
This type of information would not have been shared and we would all have just continued to pay our dues, because we didn’t know any better.
Finally, if the experiences of contributors were false, why is it that Peverel have an active role in contributing to the website and take a great interest in the website (apart from the fact that they are clearly trying to protect the corporate image of the company / group)?

I live in Washbourne Close, Devonport, own my own flat – leasehold and am not happy with the Management Company. However, my flat is not managed by Solitaire, but I can understand your difficulties, as they appear to be very similar to that I and the other residents of Washbourne Towers are experiencing from Crown Property Management (of Torquay). As the only owner resident, within the building (all other flats are sub-let) I have the right to sack the Management Company, without agreement from the other flat owners, as they do not reside on the premises. Why don`t you talk to other live-in owners, if there is a majority of owner residents wanting to be rid of Solitaire, give them the boot and get in a decent Management Company ?
Tuffins would seem to be a better choice of Management Company.

ok I am now pleased to advise that I did receive my reply – thanks Neil – and that discounts have been applied. In all honesty I am not happy paying any extra but I am willing to right this off based on the discounts that have been offered and that my property manager was not in charge for the full year and now seems to be working hard to sort things out – I am not expecting some of the additional charges next year thats for sure. I am also delighted to say that i received a call from my PM advising me that a maintenance company had not been out to look at the drains but that she was chasing this up – why am I pleased? because in the past I would have had to chase this up with around 5-110 phone calls to get anything done and this is the first time anybody from Solitaire has been proactive.
So, i said i would always offer some balance and I can only conclude that this week i am happy with the service I have received and i hope it continues.
