Solitaire’s / Peverel’s excuses have been:
We don’t have a record of the message you refer to;
The property manager hasn’t received your message;
We’ve had technical problems and have lost some e-mails;

I thought I would respond to the point you have raised on email records as you’re right that it’s incredibly frustrating for anyone not to receive a reply to an email sent to their managing agent.
As I posted last month, the old Solitaire Head Office at Barnet closed on the 30th October and the Customer Service team moved to Luton, where we had much more suitable office space to host this department.
The new Customer Service team are now busy catching up on the backlog of tasks that are inevitable when you make such a major change in business location. I can say however that the Head of Customer Services has now been able to introduce the improvements in customer email logging that simply weren’t possible whilst the Customer Services team were based in the old Barnet offices.
This means that all emails received by Solitaire Customer Services are added to a central property management system that allows any member of the team to obtain a full history of any email contact from a customer.
In what are only 8 days since we made this major change we feel we are making progress, but we know that it will take a few months for the new team and system to bed down before they can make a real difference for everyone.

Dear Andy,
Could you please throw some light on Compass Point Community Centre, situated at the most sought after location by the River Thames?
My understanding is that it was leased from London Docklands Development Corporation for 125 years to Holdings & Management (Solitaire) LTD for peppercorn rent.
I like you to answer on the following:
1. Was there any exchange of money to buy the Community Centre lease from the landlord, LDDC?
2. How much is the peppercorn rent paid in a year by Solitaire and to whom?
3. How much money has been collected from the Mortgage Company/ies against the Community Centre for Solitaire Company funds?
4. Why the community centre was left in such disrepair which could easily put some of the community life in danger?
5. Is the communal area and grounds of the Compass Point is also leased which Solitaire manage or they own the freehold through one of their own Company.

Hello Andy.
As you seem unwilling/unable to answer the specific points I put to you on the 18th Oct (One Year of Peverhell), and 24th Oct (Wheelie Bad Property Management) perhaps you could ask my Property Manager to answer them. Please don’t ask the Area Property Manager to deal with the questions as I am not sure that she is up to it. Let me explain.
I live in a block of six flats and ONE of those flats has an overflow problem. Three of the six flats have received a letter from the Area Property Manager informing us that:
‘…there is an overflow problem at your property…Would you please arrange for this to be rectified at your earliest convenience…’
One of the flats which did NOT recieve a letter is THE FLAT WITH THE OVERFLOW PROBLEM !
Apart from the fact that they cannot even identify the relevant flat (the one with the pipe sticking out with water pouring out), Solitaire seem to be asking residents to manage the block on behalf of Solitaire. We the residents are paying Solitaire to manage the development so surely an overflow problem needs to be sorted out between Solitaire and the resident/owner concerned.
I am not sure whether this affair can be put down to incompetence or arrogance on the part of Solitaire.
In the meantime the maintenance issues illustrated in the photographs on this site have still not been attended to, almost four months after I took them and I would still like to know why.
I do hope that someone at Solitaire has the common courtesy to answer my legitimate questions placed on this site on 18th and 24th October. Interest may be charges on late answers to my questions and a £25 administrative charge may be added to Andy’s account !

Before I read you post this morning, I had already spoken on Thursday to the Head of Operations for Solitaire, as I was concerned that we had not responded to the questions and issues you raised in your postings last month.
Although they are coming back to me with a full response, following the site inspection undertaken at your development at the end of October, I can confirm that our Customer Services team received an email on the 11th November from one of your neighbours pointing out the correct number of the flat with the overflow pipe problem. The Property Manager has emailed back to your neighbours thanking them for alerting us and a letter was sent yesterday to the owner of the offending property, who lives elsewhere, requesting that they rectify this as soon as possible. Unfortunately we currently do not have telephone or email contact details for this customer but we will also be requesting this information.
As soon as I have a summary of the action that the Property Manager is undertaking to resolve the original issues on your development I will post again. Always feel to email me directly at andy.solitairepm@peverel.co.uk.

With your wonderfully efficient new systems, it can’t possibly cost you £50 for sending an automated letter stating that your client’s accounts are overdue.
(plus VAT = £57.00)
When will this cost come down?
I have been chasing Simon from Solitaire to respond for 3 years and failed miserably on compass point. Let us see if new wonder Andy can do some magic where other failed.
We all live in hope otherwise life would not be worth living, would it!!!!!

Re. the cost of sending out the automated threatening letters, it will go back up to £58.75 on 1st January, when VAT goes back up to 17.5%…..
We will of course see reductions, not increases, in Solitaire’s management charges and fees as a result of them becoming more efficient.
Please confirm this is the case Andy.
Or otherwise explain why you would make your systems more efficient without passing on the efficiencies to your paying customers.
(hint – it could be to do with increasing Solitaire’s profits)

I would like you to do me a huge favour to arrange a meeting for me with Mr Vincent Techenquiz, the owner of the Company.
I believe he has the power to make changes to his Company which will be long lasting. My case has been dealt with hierarchy, The Company Secretary to the junior level. So far there is no ending to my misery. I have lost faith and my equity has been reduced to almost nothing. We are here talking about over £200,000 and counting which has reduced my pension fund that is not acceptable.
He is the only force that will make his staff and the contracors accountable. Otherwise, I believe his staff will carry on accusing me without any foundation so I lose further. So far, backing down to accept they are at fault is not part of their agenda.
Could you please forward my contact details to him or his to me so we can get together.
If it need to be I will put an add in the paper with a header Seeking Despraetly for Mr. Vincent Techenquiz with a hope someone will see my ad and pass the message to him.
I am quite happy to travel abroad to meet him in confidence and I will keep my word.

You have given me a good laugh on the day when I am very low and losing the plot.
I am going to carry on demanding till I go i go “blue in the face” and end up in my finial box for rest.
I have received a letter from Lee Middleburgh answering none of my questions or accepting my evidence as a 100% proof that they have miss treated an old lady . He is offering meditation through LVT as cheep way to resolve the issues. Do you think I will have a fair hearing?
I have given 3 years of my life and lived a life of hell affecting my life on many levels. I can not even go on holidays as I do not know what is going to be thrown next.
Vincent better show himself up soon as the Company Secretary, David Edwards and Managing Director Lee Middleburgh knows that what I am going to do next if my claim is not accepted. I will be informing my MP of my next move too and perhaps all of you will all support me to get justice.
In my opinion, I am just an Asian woman of 62 who has no valve in the eyes of Peverel otherwise they would have accepted my claim and apologised at the same time and made their staff and contractors accountable. No such luck

Only interest we have is to pay for Solitaire the maintenance work to make money in commission. We are losing the valve of our properties and rental income and making us live in fear from the anti social intruders who likes to make use of it.
Clare: “We agree that the Community Centre being vacant and in a state of disrepair whilst also continuing to incur management costs is not viable. Therefore we are very keen to deal with this issue.”
Nic: I am confused as I understand that Solitaire, your sister Company, have been managing the Compass Point from the start (20 years ago)who were responsible to maintain it so why they let it “run to state of disrepair” while at the same time kept charging us for the repair. Then in 1992 your company bought it as a “disrepair” property. Please disclose how much money was raised on the Compass point and for what purpose? Who has been paying the interest on it – your Company or out of service charge? Why it was not resolved 7 years ago when we agreed for conversation.

Could you explain you are offering “25,000 to service charge but will charge us the money to convert to residential? Who is going to live in that property and for what propose. Are you selling out right after the plans are approved or explain if there are any other motives? Is there any truth to the rumour that the Community Centre is going to be used for children crèche for the borough and we will have to pay for its maintenance?
I would like to see to sold it as a leasehold/freehold residential property and let the new leaseholder/freeholder maintain it.

ANDY, over 4 months are gone. I AM LISTING MY QUESTIONS again and your Company response. I am forced to waste my time once more as by referring to my entries are just being ignored by you.
In my opinion, 2 entries under the tag Andy’s Comment from Yesterday, March 5th 2010 appear to be bulling me.( I will deal with them later).
