BBC Radio 5 Coverage – Donal MacIntyre
Christmas hasn’t quite come early for press coverage on Peverel to stop!
This week the BBC Radio 5 – Donal MacIntyre Show, has broadcast a report on Peverel on the 20 December 2009, which tells a story that mirrors the complaints of many visitors to TheTruthAboutSolitaire.
We’ve broken the broadcast into three parts, for ease of listening:

This broadcast was very beneficial for all Leaseholder and Freehold homeowners that have to pay Peverel / Solitaire, because they mentioned that Peverel are also the focus of the CARLEX campaign, bringing both sides of the story together.
Also note, that Peverel once again informed the BBC that they feel the charges and services they provide, are not overpriced!
Hopefully further coverage will be aired in the New Year, once the reporters have had a chance to look into the responses they received following the above.

Merry Christmas From TheTruthAboutSolitaire
Christmas is all but a few days away and TheTruthAboutSolitaire are taking awell deserved break, to try and clear our minds of the stresses and worries that Solitaire Property Management / Peverel Property Management – cause us.
We’ll be publishing new stories on Peverel / Solitaire Property Management in 2010 and we hope that next year brings a change to the Management Industry and hopefully more publicity on Peverel / Solitaire’s failings.
Therefore, we’d like to wish everyone a very Merry Christmas and a Happy New Year!

Merry Christmas to all at the website. Let us hope with a new year we can use our strength of numbers to help bring change to this industry that serves only itself not the hardworking leaseholders that have to pay so much for so little in return.

Well Done Everyone! You should all feel very proud of yourselves.
You have proved that by standing together we can win. On my estate we have had our accounts put on hold until our issues are settled.
I suggest you do the same. The way to beat this mob is to deprive them of funds. It is good news that new developers are staying away from Peverel. Pressure, Pressure, Pressure is the key.
Though you probably won’t get an answer still contact Peverel check on all prices, go back several years. If you are not satisfied you then have every right to withold payment and Peverel would not dare take you to court. Peverel sowed the wind now they must reap the worlwind! When we have won and we will win, i think all the victims of peverel should come together and have a huge party! Happy christmas to all, and if by some chance you work for Peverel think at this time when you have your family gathered together, perhaps your parents or children Think! Are you happy working for a company that cheats the elderly? What would you tell your children your work involves? How can you tell your children to be honest? Can you ever say you have pride in your job?

Do you have enough supporters to mount a letter campaign ? I would suggest 500 or 1000 letters sent to :
Week 1 , 5 , 9 – To Companies Investigation Branch of Companies House to investigate conduct of Peverel Directors and call for Secretary of State to take CBG into administration.,
Week 2 , 6 , 10 – To: Prime Minister calling for to appoint a Housing Minister to plan the termination of the Leasehold system and switch to Commonhold
Week 3 ,7, 11 – To: Banks to withdraw from lending on ground rent freeholds to Leasehold abusing Companies.
Week 4,8,12 – To Housing Minister to issue a countrywide order to limit sale of freeholds to the leaseholders only.

Nicky’s Thinking cap on Peverel bankruptcy!!!!
Whenever I read the frustrations/wishes expressed in TTAS.P for Peverel to go bankrupt that sends shivers in my spine. In my opinion if that happens then we may suffer more if we have no plan to protect ourselves.
Most probably the developments are going to start holding the service charge more and more. When that happens, then Peverel have the legal right to use the money from the sinking fund to maintain the developments. They will also be collecting their own fees from the sinking fund providing them their regular income. No management company use their own funds. In a few years time, they may walk way leaving the leaseholders in debts and property in bad state of repair. Instead of reduced service charge, it will go though the roof to pay of the debts, to maintain the properties and to rebuild the sinking fund.
In short term, only way Peverel can be damaged if there is a high profile scandal or court case which may high light Peverel’s incompetency and negligence in the cooperate world, otherwise we may be labelled as “serial complainers”.
Let us all put are thinking cap too to have a very clear and define path to follow that leads to prosperity and make us the real winners regardless what happens to Peverel.
I already know one of the blocks where the management company walked away while leaving it in debts. Now a director from the local Estate Agent, who owns a lot of properties in the block, has taken over to mange it. I presume may be draining the leaseholders further if the main purpose is to make money rather then providing a good service.
What I see the losers all around. That’s my one of the reasons to see Mr Tchnequiz so dialogue can be established to minimise the losses from both sides. I believe he does not know how some of his staffs are operating which may be working against him as he only took over 3 years ago. His Company recent appearances have not helped as no one appears to be grasping the core issue of the problems and how to tackle it in the right way.
If Mr Tchnequiz is suppose to be a risky gambler then he must take a risk in seeing me before he like to save his empire. Trust me I am his wake up call and he may be a solution to my problems. I am a gambler too and the only difference is that mine is calculating pure pleasure or to benefits others and will not hesitate to lose everything.

Service charge money should be held in a separate bank account as a trust account. Any money lost is fraud and the leaseholders must pursue the account signatories ( Peverel employees ) to full account for the money. So ask Peverel who is handling the bank account for your block.
Why are you not organising to set up a right to manage Company to replace Peverel which may be paying for overcharged services to their own service suppliers. You need the support of atleast 50% of leaseholders in your own block to start. Look at http://www.selcha.com

Stop fantasizing on a meeting with VT.
What is the name of your freeholder company ?
Your nightmare problems are caused by your freehold company which employs Peverel to extract money from you and your block lessees under the cloak of the leasehold system.
Go to Companies House online and buy a copy of the most recent accounts of the freehold company ( company name is on your annual ground rent demand ) showing -
the names of the Directors,
the issued capital of the company,
the total amount of bank loans and
tax paid.
which company is the ultimate controlling company
Also look at the Charge on the company and note the name of address of the lender and any sum mentioned.

Thank you Bruce for the sound advice. I agree my block should go for RTM. However, I am selling my flat and have no desire to cause further waves resulting into deeper consequences. To know more about my story and the rest one can go to Google and put Nicky Vogg in the search engine to read. I assure you the whole story has not been unfolded yet and only a part of it.
On Accounts:
Peverel/Solitaire are making very difficult to exercise the right for RTM.
On 9th December 2009, under the tag Peverel/Cbg Times Newspaper Coverage, An Angry Resident reports that there is a huge losses in their accounts. My concern is if the service charge is withheld even with good reasons then any shortfall in the expenses will come out of the sinking fund. The management company only need approval for the new maintenance work but the regular costs and their fees listed in the lease does not need permission and are free to do what they like.
In my opinion, the leaseholders need to know precisely on what grounds or how Peverel are denying the RTM for years. The leaseholders need to minimise the damage by having very clear guidelines to take the right steps so the management company can be thrown out with ease within months rather then years. Peverel must agree to let that happen otherwise they will lose the lot.
On Freeholder:
My freeholder is Stuart Court and the board used the clause in the lease that needs 100% approval from all the owners to sort Peverel out.
The Company Secretary was very helpful in 2007 even sent a very good report to Peverel. I asked the board to exercise the right to insure the block as per lease clause, which would have removed future conflicts and saved money, but it was not accepted. The board only wants to act on administrative level and their conclusion was not having resources/expertise to insure the freehold building.
The board only collects the ground rent or declare dividends each year and rest of the rights listed in the lease for the landlord has been given to Peverel. As far as I know there is no written contact to assign the rights to the Management Company.
Discrediting of Nicky Vogg as “Vulgar bully” and “revolting rude”:
I list a part content of an e-mail received recently from a shareholder director on the board living in the block whose flat could be a source causing dampness in my flat ,
“I was rude to you because you deserve it – you are a vulgar bully to the concierge and have treated pretty much everyone else rudely at some time in the past. Maybe I am the only person who has the courage to tell you what they think of you but, believe me, everyone else thinks the same as I do – just ask them. You still refuse to explain why you doubt my word about your burglar alarm, or what possible reason I might have had to lie about it – that is both insulting and pathetic. …….you did not seek authorisation for its installation and are, therefore, in breach of the lease. I am not prepared to undergoe the pretence of having a civil, neighbourly conversation with you about your leak or, indeed, about anything else when you have been so revoltingly rude to me – you should learn to live with the consequences of your own behaviour.”
I say thank you for giving me written evidence that Peverel are discrediting me which in my opinion is a slander and another breech of data protection act. I have only attended one AGM (since then meetings are held by e-mail and have no idea how open discussion are held) when he chaired the meeting and only met him a few times in the hallway where main topic was my water leak.
I admit currently I am battered and my life is not worth living on many levels. I lost approximate £72,000 in cash so far, and my flat most probably lost equity over £200,000 at current conditions. Let me assure you that I will do it again as my “self preservation switch” is off. I have no choice in the matter or faculty to back down. If I can be a small cog to stop the Peverel unjust regime which may hurt weak and vulnerable then it is worth every penny and my life has been worth while.
