Christmas comes early for Purfleet residents

Christmas came early for the residents at “The Haven” on the 22 December 2011, when they finally said goodbye to OM Property Management.
We were contacted by one of the directors of The Haven’s, Residents Management Company who told us that unsurprisingly, Peverel / OM Property Management had left them with very little funds in the estates bank accounts and that there was also no reserve fund (so to speak!).
This isn’t the first time that TTAS have been told that when Peverel / OM relinquish control of developments, that when fund are transferred – there is never anything substantial in the pot.
The first question TTAS would like to raise here is why this is becoming a common theme? Surely, if Peverel/OM are doing their job properly that there would be funds in the kitty?
We think further investigation needs to take place to ascertain what is happening to our funds, because we have many concerns as to how safe they are.
The Haven’s RMC are thankful that the development is only a few years old and as yet hasn’t started to show any signs of disrepair yet, but then again prevention is always better than cure….. shame OM don’t think about managing developments that way.
Another Director of their RMC told us:
We hope this will be a fresh start for our estate and we can turn things around and make it a happy and nice place to live again.
As directors we will be in touch with everyone shortly to explain our actions and introduce ourselves to all leaseholders.
We won’t be able to please everyone, but if we can get an improved service for everyone (which we have every faith in our new managing agent doing) and value for money, then we will have succeeded.
Please keep up the good work Admin, as TTAS is a great site and certainly helped us in getting out of OM with the stories of other developments and how they are doing things.
Some kind words about TTAS, that demonstrates why we are seen as playing an instrumental role in helping residents suffering at the hands of Peverel associated companies.
And Finally…
It looks like Peverel / OM Property Management are looking to beef up their legal department as they prepare for an onslaught of LVT’s and more residents fighting back in 2012, as they are advertising a vacancy for the role of Group Solicitor and Company Secretary on their website.
One of their tasks as Group Solicitor will be “Managing major litigation by and against Peverel i.e. LVT’s.” and to “Provide guidance on the legal aspects of public affairs and PR”.
Out of curiosity – who in their right mind would leave a secure job to go and work for OM Property Management when there is so much uncertainty in the air about their future?
Who knows, but this vacancy confirms our opinion that Peverel are scared of losing any more developments and will fight to keep hold of them….. what a lovely ‘customer focused’ company – don’t you think?




I think you’ll find they have been advertisng this vacany for some time – for at least two months – and they keep putting back the closing date, presumably becasue no one wants a job in a Company that may be sold to a venture capitalist or broken up. I am sure no solicitor of intergity would want to work for them, but then again, perhaps they really don’t want one with any scruples………….

Yes, I know you’re having a great time living it up today with all your lady ‘friends’ and other cronies stuffing your faces at ‘our’ expense. So it must have been a terrible blow having to sell your Villa in the South of France earlier this year which is not good for the ego and reputation.
But I’ve been gazing into my crystal ball for 2012 and very sadly I’m reading even worse things to come for you. It’s predicting that yacht is the next to go and then – PEVEREL!
Odd thing about the advert for legal and company secretary.
The job is advertised by OM Property Management, yet the post is for the Peverel Group, which is under administration. I can see no mention of the administration.
I note the candidate must have a “working knowledge of debt security instruments”
To put it bluntly, they need someone who knows how to run a company that is struggling to pay its debts, and knows how to help a company survive whilst carrying huge debts.
The candidate should have a “thorough knowledge of the propertymanagement and investor sector”
That said, that would imply the candidate must know about how Peverel operate, so an honest candidate would walk away.
The candidate should “oversee the legal and governance aspects of the annual reports and accounts”
So, if Peverel do not have a legal and company secretary, who is qualified to fulfill those functions?
With regard to managing major litigation by and against Peverel ie LVT’s, is very interesting.
Of course, there will always be cases in which the resident is in the wrong so a LVT is used to establish a debt. This is a proper course of action but can not be described as “major litigation”
Neither can i see Peverel taking a large estate to LVT, since those residents know enough to ensure they are acting correctly. So I can see no “major litigation” there.
If small estates took Peverel to LVT for a couple of thousand pounds, that is not “major litigation either.
That only leaves the realisation for Peverel, that the big estates are about to go to LVT.
That is the only “major litigation” i can think of.
Even if the big estates lose a couple of points, Peverel know the invoices they cannot produce, the rulings against them etc. I predict they will come to see 2011 as a golden year compared to what is coming in 2012!
They will suffer defeat after defeat of olympic proportions!
Do you know why David Edwards left Peverel? Did he resign, made redundant or was pushed? I can’t remember the story.
Found answer to my own question. Seems DE’s employment ended following Zolfo Cooper/Administrator’s report:
“11 July 2011 Ending Appointment as Secretary, appointment terminated, Secretary David Edwards
12 July 2011 Ending Appointment as Director, appointment terminated, Director David Edwards”
So why is Peverel currently advertising to refill this position?
Considering Peverel’s past history/reputation of malpractice – dodgy accounting and LVTs ordering repayment of excessive insurance commissions to leaseholders – it is impossible to see how any reputable lawyer would even consider applying for such a post and particularly as there is no guarantee the post will be long term…
