Carlex is still alive and kicking

Carlex is still alive and kickingWe’ve been receiving a number of e-mails and Facebook messages advising that apparently ‘Carlex’ is closing.

TTAS found this somewhat of a worry, because we are aware that they recently had to move website to ‘www.carlex.co’.  The reason for this was because they encountered issues with their original domain name – which was caused by a temporary administrator (Dudley Joiner of the Right to Manage Foundation) who looked after the site whilst Melissa Briggs was ill failing to hand the website back to the Carlex team.

This uncooperative approach subsequently resulted in Carlex having to register a new web domain – namely www.carlex.co which is where Carlex is now found.

It would appear that these messages notifying that Carlex was closing have been sent by the temporary administrator of Carlex.org.uk and has caused this confusion.

We would like to assure everyone that Carlex is very much still alive and has become a resource for retirement leasehold information.

It is hoped that the publication of this post will put everyone’s mind at ease.

    Excellent news.
    Melissa Briggs has been a pioneer in motivating us all to stand up to OM Peverel and it’s cohorts.

    We at Lady Hamilton Court gained our RTM from OM Peverel on the 26th September 2011. It tooks weeks to get some of our funds transfered with the written promise the final amount would be transfered within 3 months. This last day being 25th December 2012.

    Have they?

    No!!

    Excuse: “We need more time” with other copius cheeky excuses, and unprofessional remarks from their accounts team manager

    If they don’t complete the transfer by the 13th Janaury 2012, a court order will be issued including costs and interests.

    They owe about £10,000

      We at Strand Court are in a similar situation to Bella! RTM acquisition date in November, new independent local managing agent with 1 year contract-but Peverel are still holding on to what ought to be about £35,000 of our money.
      What was your RTM fee demand from Peverel, Bella?
      Did they demand the future income from your guest flat ‘on behalf of’ Proxima GR? No mention of paying any costs?
      We are fighting back, but what are they up to so near to a possible meltdown in March?

        Apologies for the slow response Mary et al.

        Firstly to Mary and you question on the RTM fee demand from Putried Peverel? I didn’t pay a fee. What is a RTM fee? Did pay a small sum to E & M Estates for the their solicitors fees.

        Well the Putried Peverel Loss Accounts Team managed for once to pay when they were “pushed”. Our initial sum due on the 26th September 2011 took nearly 4 weeks to force from them ..The sum was £70,000! Yep, they would say they had sent the money by Bac numerous times. No……….they had not!. In the end a final demand to pay by Chaps eventually worked. The excuses were unbelievable.

        This second sum of nearly £10,000 was due by the 25th December 2011. Again the Loss Team were unbelievable with remarks ” can’t you wait until the end of this month” ; “we need time to sort the accounts” etc, etc

        Told them they had the money of 44 leaseholders and they were illegally holding onto it. I was not able to stop the leaseholders going to the press and the local radio over their illegal retention of the money. Also, I would issue a CCJ

        Took so many threats and they couldn’t understand why I was not pleased………..yeah rite!!

        Mary, keep plugging at them several times day. Phone at least twice and keep the emails flowing, copying them to anyone that you can email. Wear the Putried lot down.

    Bella,
    Congratulations on ridding yourself of Peverel.
    Since we are told that all service charge funds are kept seperate from either Peverel or any other development, and funds are only development specific, there is no honest reason i can think of for such a delay in transferring your money to your account.
    Perhaps you would like to comment Mr Edgar?

    You must have a Solicitor so instruct him/her to now go for their throats.
    No good just costs and interest what you want now is 10 pints of their blood plus all the money you can get.
    Why oh why are this lot allowed to continue do we have a Government that understands this situation – NO.

    The conservative party is in the pay of the Tchenguiz family trust. As result Mr Shapps is far more concerned with the 6,000 people living in council accommodation who are are earning over £100,000 per annum and who are subletting their homes than with the 3 million people living in leasehold accommodation.

    The excuse is that the government wants to “cut red tape”, so regulation in this sector isn’t going to happen. It doubly isn’t going to happen because of the corrupt relationship between large landowners and the Tory party.

    Here is a cynical political thought.
    Why is Mr Shapps ignoring the plight of residents?
    Is it because we are doing his job for him?
    If we think that before Peverel, most people did not understand their rights, but most property managers did a reasonable job. For those companies that didn’t, residents had rights to challenge, though that right was rarely exercised.
    We know that it is likely that Mr Shapps would not want to upset his friends in property, especially if it affects donations to his party. Therefore he would prefer to avoid legislation.
    So from his point of view, it might suit him for Peverel to collapse, thanks to us and argue that the system works, though was abused by one rogue company, which no longer exists. Therefore he can keep the status quo, and his donations.
    In fact the only snag to the Shapps plan is that at the next election we will not forget, and irrespective of any political views, we will campaign hard for anyone that can unseat Shapps and end his political career.
    His actions deserve nothing less.

        Mr Shapps has a majority of over 17,000 and is probably secure unless a campaigning organization seeks to really make life difficult for him by raising a very substantial sum for a credible opponent. He has done good on behalf of the homeless and must have a conscience, but for now it is trumped by a political calculation in favour of “business” — especially businesses owned by major Conservative donors.

        Instead of going after Shapps personally a more useful approach may be to support campaigns for lobbying and campaign finance reform. Neither Labour nor the Conservatives will do it, so, whether one likes them or not, logic suggests that having the LibDems hold the balance of power and getting them to commit to this is the way to go.

        There is an organization that is ready made for campaigning on the issue and which has, to its credit, played an important role in helping bring about previous law reforms such as RTM: that’s the Federation of Private Residents’ Associations. Unfortunately, it is poorly run, has a low membership total (partly due to constant turnover of members, with a high rate non-renewals), and seems ineffective (how often have you seen it mentioned on this site? Almost never). But all that could change.

            Hopefully, this is an idea whose time has come. There are a number of campaigning organisations worth looking at. Positive Money (www.positivemoney.org.uk) and the ‘Occupy’ movement are both particularly focussed on reform of the banking system. ‘Avaaz’ & ’38 Degrees’ take on wider issues, and all are harnessing the democratic power of individuals. Avaaz currently has an online petition for big companies to pay their fair share of tax, and have collected over 100,000 signatures in only a few days.

          UNLOCK DEMOCRACY campaigns specifically on issues relating to the lack of transparency surrounding political lobbying and donations by lobbyists.

          OM Hostage is right that we should go down this route rather than try to persuade Grant Shapps to listen to us! Perhaps the three campaigning websites on leasehold lobbying and corruption should officially join this organisation?

          A completely separate issue from the banking scandal Susan!

            ’38 Degrees’ was campaigning against secret lobbying over a year ago. And do you really think our friends will be paying UK tax on funds stashed overseas? I think the whole question of tax and the world of high finance is highly relevant to our cause.
